When Should You Request a Real Estate Valuation?
A real estate valuation is often requested for the following reasons:
- To carry out a succession declaration.
- To prepare a transaction (sale or purchase).
- To obtain real estate financing.
- To divide property during a divorce, inheritance, or donation.
- To manage joint ownership or transfer shares in a real estate investment company (SCI).
- To carry out tax-related procedures.
Why Hire a Real Estate Expert?
The real estate expert, a qualified professional, uses an in-depth market analysis and specific criteria to determine the value of a property, whether it’s its rental or market value. Their experience and knowledge are essential in providing an accurate and reliable estimate.
A valuation report typically includes information such as :
- Land registry details.
- Description of the property and its neighborhood.
- Information on the comfort and quality of the building.
- Factors influencing value (appreciation and depreciation).
- Final estimate.
Is a property valuation required to obtain a loan in Belgium?
Since January 2022, banks are required to conduct a property valuation before granting a mortgage loan. The loan amount is then based on the valuation value, not the sale price.

Note:
The prices above apply to properties with an estimated value, after any potential work, of less than €500,000.
The rates are clearly defined. In case of dispute, only the Courts and Tribunals in the region of the appointed expert are competent.
Two scenarios may arise:
The parties (owner and tenant) agree to jointly appoint a single expert.
or
The parties decide to each hire their own expert.
In the case of a single expert appointment, the prices in the table below apply. Each party will need to pay half of the mentioned amount.

In the case of a mission with a counter-expert, the client who has decided to use our services will be required to pay the amount listed in the table, increased by 30%.
Note:
For high-end properties or specific property inspections (before or after work, industrial sites, etc.), services will be charged on a time-and-materials basis.
